5 home selling tips to maximize profit!

Are you possibly thinking about selling your home? Hey, even in this crazy market, it’s essential to maximize the return on your investment. I’m Tristan Colborg with The Denver Real Estate Agent.com, and eXp Realty in Denver. I make it my point and priority to be on the cutting edge of innovation, technology, and market trends to help my community and those I’m trying to serve. Here are 5 home selling tips to maximize profit and get the most favorable terms and timelines when selling.

Home Exposure

The biggest thing is exposure. We want to make sure that we expose your house through digital marketing to the masses. Most likely, you’re watching this video through a detailed target market ad, where I’m actually pixeling you to make sure you see it. This same marketing technique averages about 125,000 views on properties and gets hundreds and hundreds of hours of watch-time, just like the video you’re watching right now. Just imagine how that kind of exposure can work in your favor when selling. It’s all done through a detailed digital marketing strategy that takes an enormous amount of time, effort, and training to perfect. I have paid thousands and thousands of dollars to learn from online digital marketers how to correctly market and expose the homes I sell. And I continue to modify, adjust and adapt as the platforms change so I can optimize exposure.
You see, most people do things like post on their business page and personal page, but that’s not enough. See, because of how these platforms work, they only put content in front of you when you are already interacting with it. Meaning, in most cases, the only people who see the content you’re posting are your family and friends (aka your mom). Our goal is to expose it to everyone else, you know to the masses. We do this by paying for advertising and targeting people online through Facebook, Instagram, YouTube, and Google.

Price, Condition, and Location

Now, here’s something else you need to think about, price, condition, and location. Here’s the deal, make sure that you aren’t just looking at Zillow for an accurate analysis of what your home is worth. Remember, Zillow is an algorithm. It doesn’t take into effect all the specific features of your house. It doesn’t take into account whether or not you have a pool, the location, views, your upgrades, or the condition of your home. And all of those things are important. Suppose any of those things are off. Maybe the property’s condition is better or worse. Or there are location factors, like is near a busy street, or a culdesac. There are so many factors that affect the price. So you need to make positive or negative adjustments when determining price, just like an appraiser would.

So, remember exposure and marketing, super important when you’re selling— so is hiring somebody who is an expert negotiator with tons of experience to maximize your investment and protect your best interests. And listen, I get it; there are so many agents out there. Don’t leave the most significant investment of your entire life in the hands of someone who is old school or inexperienced. Go to a real estate expert. Go to somebody who’s going to expose your home to the masses, who’s an expert at their game, who takes their job seriously, and has your best interest at heart.
