Timelines before listing a home. So a question that I often get asked by people is about the timelines when they’re selling. What should you expect? Hi, I’m Tristan Colborg with and eXp Realty in Denver.

Well, we need to get the home ready for sale. You want to make sure that you’re careful not to slap them on MLS before having it in show-ready condition. This will give you an idea of a few things you need to think about before actually letting buyers go into your home.

Staging Your Home

So after we meet and you decide to list with us, we will give you a contract sign. Once we have an executed contract, we will then schedule an appointment with our stager to come over and give you a recommendation on what you need to do to enhance the appearance of your home to get the maximum return on the investment. And don’t worry, there’s no additional cost to you for the service, but it’s essential because research shows the importance of staging in relation to the amount of money you will get on your home and how quickly your home will sell.

We also offer free partial staging of your home it cost you nothing. Once the home is in show-ready condition, we will then schedule our professional photographer and videographer to come to the house to capitalize on all the home’s unique features.

Digital Marketing Your Home

Once we have the pictures and the videos, we will then work on all the digital back-end marketing to expose your home to the masses. This is one of the essential parts of getting you the most amount of money for your home. We don’t just put up a sign and stick it on the MLS; it’s much more detailed than that. We have a very strategic, comprehensive digital marketing strategy that we utilize that is like no other.

This involves running highly targeted ad campaigns across multiple social media platforms. Please note that only about three percent of people see it by just posting your home on a Facebook page or on a business page. So we properly expose your home across multiple social media platforms. During this time, we also recommend whether or not you should have any inspections done before going on the multiple listing service.

Home Disclosures

We’ll also go over all the disclosures with you, so we have these available for buyers to look at so they’re fully aware of the home’s condition before making an offer.

Now that we’re live, you can expect agents to be scheduling to take their clients through the home so that they can see it. The buyer’s agent will accompany them, so don’t worry about that. Depending on the time of year and the market conditions, that will determine how long it will take for your home to sell.
