It’s a crazy seller’s market, So let me ask you a question, does that mean that we as agents should sell homes right away and use mediocre outdated marketing techniques? NO, NO, NO! It can cost you thousands if you make that mistake. So if you’re thinking about selling your home, well, you’ve got to see this. Or maybe you know someone who has mentioned selling their Commerce City, CO 80022, or Thornton, CO 80602 home.

Digital Marketing Your Home Is Crucial

Hi there, Tristan Colborg here with the Denver Real Estate Agent.com and eXp Realty. I want to talk about a few essential errors that most sellers make that result in lower profit margins and don’t allow them to maximize the amount of money they make when selling their homes. I know it can be so stressful; who do you trust, and who should you listen to? I get it. So let me be your guide. The most crucial element when selling your home is ensuring it gets maximum exposure. We need to make sure that we expose your house through digital marketing to the masses, not just a few. Most likely, you’re watching this video through a detailed target market ad, where I’m pixeling you and making sure that I’m exposing you to it and that you see it. Think about the last time you googled something, and then all of a sudden, everywhere you went online, that thing kept following you and showing up all over your feed. Well, that’s sort of what I do when buyers exhibit specific behaviors. You see, if you take Facebook, for example, Facebook’s algorithm can match a buyer’s behavior to other people in the past who bought. Then tag them as an audience that may want to buy, and BAM, I can start to follow them online and put the homes I’m selling in front of them online. I mean, ask yourself this question. If potentially taking an offer too soon or not exposing your home to every buyer possible could end up costing you ten thousand or fifteen thousand dollars, wouldn’t it make sense to make sure you exposed it to everyone!! Yes, of course, it would. That could be the difference between sending your kids to college or paying off that lingering credit card. So, we both agree that exposure is everything.

More Than Just An Open House

We’re actually averaging thousands of views and hundreds of hours watched on every video that we produce. Now that’s a lot of views! Just imagine how many open houses I’d have to do to get that type of exposure. Not to mention, with everything we have going on, you don’t want unqualified people walking through your home touching little Johnny’s toys. And here’s the crazy thing, according to the National Association of Realtors, 67% of buyers will walk through a home that they see online. So imagine the power of having hundreds of hours of view time from buyers who are potentially buying and getting thousands and thousands of views. It’s powerful, isn’t it?

So, exposure is everything. There’s so much more to consider when selling, yes, even in a seller’s market. You still want to do anything and everything you can to maximize your investment.
