What’s going on with the Denver Real Estate market?

Want to know what’s happening here in our local Denver housing Market? I get asked a few questions often! Questions like, Is now a good time to sell my home in the Denver Metro area? Will there be a crash, and what are people supposed to do with their homes? With the constant changes in the market, it can be challenging to know the best move for your family. As a family man, I totally understand the feeling. An excellent way to answer these questions is to look at the market and the data to make an informed decision.

Are We In A Sellers Market Still?

According to real estate experts, the first thing to note is that anytime we have inventory levels at 6 months of inventory or below, we are in a seller’s market. When we have levels over six months, we are in a buyers market. It’s like the supply and demand theory, and when there is a limited supply like there is right now, the prices go up. There is no doubt in my mind that the market is a seller’s market! We have inventory rates of under a few weeks. Now let’s see how the market is here in our area.

Commerce City, CO Housing Market Update

Is it a good time to sell here in Commerce City, Colorado 80022? Well, let’s look at what is happening in January. In Commerce City, we currently have 17 single-family homes that are active for sale at the time of this video. The average time to sell is only 20 days, with only 62 homes selling in the last 30 days.

Thornton, CO Housing Update

Now you may be wondering if it’s a good time to sell in Thornton, Colorado 80602? In Thornton, we have 25 active homes on the market, and, again, in the last 30 days, only 52 homes were sold. Again, it’s a seller’s market because we have less than 1 month’s worth of inventory. So here in our local area and throughout Denver Metro, we have very low inventory and strong buyer demand. It’s a great time to sell as we are consistently experiencing bidding wars and homes being sold above list price.
